From A Single Toronto Home To A National Standard, Our Story Began With A Question And Grew Into A Mission.

In the late 70s, fire protection engineers Alan Carson and Bob Dunlop were inspecting industrial buildings for insurance companies. That experience led Bob to purchase a fixer-upper in Toronto’s Cabbagetown. When they walked through it with an inspector’s mindset, they saw both the risks and the potential. Bob knew exactly what he was working with, and that gave him confidence. A nearby realtor, watching the process, asked, “Can you do this for my next client?”

At the time, home inspection didn’t exist in Canada. There were no standards, no formal training, only a gap that needed to be filled. So in 1978, they each invested $1,000 and launched Carson Dunlop, the country’s first dedicated home inspection company.

Their goal wasn’t growth. It was integrity, education, and service.

Together, they:

  • Co-founded the Ontario Association of Home Inspectors
  • Built Canada’s first formal education programs for inspectors
  • Trained the next generation of professionals
  • Helped shape an entire industry

Over time, a two-person venture became a national name, trusted by homebuyers, builders, educators, and realtors alike.

In 2024, Carson Dunlop joined the Co-operators, a Canadian company that shares our people-first values and long-term vision. Together, we’re expanding our reach while staying true to what matters: protecting people, not just properties.
