What is a home inspection?

A home inspection is a professional evaluation of a property’s major systems, based on a visual review of accessible components. It provides a snapshot of the home’s performance at a given point in time and is often completed during a real estate transaction—though it can be done at any time.

 

A home inspection is:

  • A non-invasive, in-field assessment and professional opinion
  • Focused on the functionality and condition of systems, not cosmetic or design elements
  • Primarily visual in nature
  • Intended to identify components that are significantly deficient, unsafe, or nearing the end of their life
  • Documented in a detailed written report

A home inspection is not:

  • An insurance policy, guarantee, or warranty
  • An invasive or destructive assessment
  • A code compliance or design review
  • Intended to uncover hidden or concealed defects
  • An environmental or energy audit

How long does a home inspection take?

Most inspections take approximately 2 hours, give or take 30 minutes depending on the size, age, and complexity of the home. The report writing process typically takes an equal amount of time, and you’ll receive your report the same day.

  • 10 post-secondary level courses
  • Rigorous field training over a six-month period
  • Many of our inspectors are also:
  • Graduate or professional engineers
  • Registered Home Inspectors (RHI), designated by the Ontario Association of Home Inspectors (OAHI)
