How It Works

All courses are available online through Carson Dunlop or through our partner colleges, schools and universities. Some colleges offer classroom as well as distance education. Distance education students receive support from our experienced instructors by phone or email.

We understand that ongoing training and support after graduation is essential for success. You have access to our hands-on field training and personal business coaching.

You can sign up for the full program or enroll in one course at a time. You set your learning pace and we work with you through the program. Each course takes roughly one week to complete working full time, or longer if part-time.

Course 1 - Roofing

Course 1 - Roofing

This course covers both sloped and flat roof construction. Extensive descriptions and illustrations explain flashing details and the intersections that can often be problematic. You’ll learn the problems, causes and implications for all of the common roofing materials. Included are sections on how to inspect various style roofs.

Course 2 - Structure

Course 2 - Structure

You’ll master all the structural elements of the building as this course explains construction from the foundation to the roof. Elements of good construction are illustrated along with common problems and how to identify them.

Course 3 - Electrical

Course 3 - Electrical

This course covers the entire electrical system with simple explanations and great illustrations, along with common problems and how to recognize them. This course takes the mystery out of electricity.

Course 4 - Heating I

Course 4 - Heating I

This course provides an introduction to residential heating systems starting with a description of fuels and then focusing on furnaces and boilers. Detailed instructions on operational tests, common failure modes and life expectancies of various systems are included.

Course 5 - Heating II

Course 5 - Heating II

The 2nd heating course continues with a focus on chimneys, wood heating, fireplaces, steam heating, electric heating systems and space heaters. Each topic begins with a description of how the system works. This course concentrates on inspection strategies, test procedures and problem identification.

Course 6 - Air Conditioning and Heat Pumps

Course 6 - Air Conditioning and Heat Pumps

We break down these complex mechanical systems into simple components. The course begins with the basic principles of operation and builds your understanding. Instruction is provided on how systems fail and how to identify system nonperformance. Upon completion, the learner is able to test and inspect air conditioning and heat pump systems as a professional Home Inspector.

Course 7 - Plumbing

Course 7 - Plumbing

The plumbing course is broken into four segments – supply piping, water heaters, waste piping and plumbing fixtures. The physics of water is covered at the beginning in a simple and common sense way. Thorough instruction on how systems work and common failure modes is provided. The illustrations add significantly to the learning experience.

Course 8 - Exterior

Course 8 - Exterior

The course covers retaining walls, grounds, window wells, lot grading, driveways, patios, walkways, decks, balconies, stoops and steps, porches, railings, wall cladding, flashing trim, eaves, soffits, fascia and exterior doors and windows. You will learn to describe all the exterior wall coverings and inspect every aspect of the exterior elements listed above.

The course focuses on the inspection of thermal insulation, vapor barriers and ventilation systems along with the inspection of all interior elements of homes such as walls, ceilings, floors, basements, doors, windows, interior stairs/railings, counter tops and cabinets, and garage doors/door operators.

Course 10 - Communication and Professional Practice

Course 10 - Communication and Professional Practice

Professional home inspectors communicate their findings to clients, both verbally and in writing. It is important that the home inspector be able to communicate clearly and effectively so clients understand both the inspection scope and the results. This course focuses on helping students develop the verbal and report writing skills for communicating effectively with clients and their representatives. This course also addresses professional and ethical behavior.
