Licensing Requirements Across Canada

Each province sets its own requirements for home inspectors. Review your province below to see what’s needed where you live.

Alberta

  • Licensing Required: Yes — all home inspectors must hold an individual Home Inspector Licence.
  • Education: Home inspection diploma/certificate from an approved educational institution or an approved professional designation.
  • Recommended Education: Carson Dunlop Home Inspection Training Program
  • Exams: No separate provincial exam. Assessments are completed within the approved education program or designation process.
  • Test Inspection: Must be completed under the supervision of an approved institution or a licensed home inspector.
  • Insurance: Proof of Errors & Omissions (E&O) insurance is required as part of the Home Inspection Business Licence (if you operate a business). $1 million per occurrence / $2 million annual aggregate.
  • Security: A bond, cash security, or letter of credit of $10,000 is required under the Business Licensing regulation.

British Columbia

  • Licensing Required: Yes — all home inspectors must be licensed through Consumer Protection BC.
  • Education: Training must be completed through a Consumer Protection BC–approved education provider with a minimum 150 hours (Carson Dunlop is approved under Consumer Protection BC). Minimum 50 hours with a qualified trainer. 3 reports reviewed. Peer Review Inspection required.
  • Exam: A Consumer Protection BC–approved exam is required (e.g., HIABC exam or equivalent).

Manitoba, New Brunswick, Newfoundland and Labrador, Nova Scotia, Ontario, PEI, Quebec, Saskatchewan

  • Licensing Required: No provincial licensing requirements at this time.
  • Education: No mandated provincial education requirements.
  • Exam:No provincial exam required.
  • Insurance: No provincially mandated insurance requirements.
  • Recommended Program: Carson Dunlop Home Inspection Training Program
