Carson Dunlop has partnered with UNIRISC and Trisura Guarantee Insurance Company to offer the HORIZON HOME PROTECTION PLAN. For a small investment, this plan protects you from the high cost of breakdown of home systems and appliances. As our home inspection client, we are able to offer you this plan at a preferred price, providing peace of mind all year round.

Coverage: The Horizon Home Protection Plan coverage limits are substantial because Carson Dunlop has already performed the home inspection. We have created a unique opportunity for Carson Dunlop customers to select the coverage they want.  Coverage options include:  

ESSENTIALS PLAN – $10,000 TOTAL COVERAGE/YEAR
The plan covers breakdowns of mechanical home systems and appliances that are not typically covered by homeowners’ insurance. The equipment of course, has to be properly installed and operating normally at the beginning of the term. The plan does not replace the need for regular maintenance, and does not address consequential damage to other property or parts of the home. There is a single number (800-267-1222) to call for assistance.

  • Central heating and air-conditioning equipment are covered to a limit of $2500 for systems up to 12 years of age. For systems more than 12 years old, there is $400 of coverage per year. Gas, oil and electric furnaces and boilers are covered. Heat pumps and combination heating systems are also covered, as are space or area type heating units only when there is no central heating system – a house with permanently installed electric baseboard heating, for example.
    Not covered: For all systems – Distribution systems including ductwork, registers, and grills, radiators, convectors and piping. For heating systems – pipes or vents below or encased in concrete, air cleaners, humidifiers, geothermal and solar heating systems, fuel storage tanks, chimneys and liners, fireplaces, wood stoves, gas logs and air filters. For air-conditioning systems – registers and grilles, condenser casings, filters and water towers, window air conditioners, geothermal systems and systems with compressors larger than 60,000 BTUs.
  • Appliances, including the water heater, are covered to a limit of $2000 each for units up to 12 years of age. For equipment more than 12 years old, there is $200 of coverage per year. Coverage includes the refrigerator, dishwasher, stove/oven/cooking range, built-in microwave oven, food waste disposer, clothes washer and dryer, central vacuum system, sump pump and garage door opener. The PLAN covers major mechanical components rather than minor components.
    Not covered: For refrigerator – seals, gaskets, shelves, racks, ice makers/pressures, dispenser mechanisms, interior thermal shells, door liner and food spoilage. For dishwasher – rollers, racks, baskets and portable units. For stove/oven/cooking range – commercial equipment, the box, door glass, lights, rotisserie, racks, handles, knobs and filters. For food waste disposer – stoppage caused by unsuitable foreign material. For built-in microwave oven – door glass, interior lining, clocks, lights, shelves, rotisserie, meat probe assemblies. Countertop and portable microwave ovens are not covered. For garage door opener – springs and cables, transmitters, remote controls, exterior touch pads, damage to automobiles and failure caused by improper installation. For central vacuum system – vacuum accessories, power heads, inadequate capacity or clogged lines. For clothes washer and dryer – venting, detergent dispensers, mini-tubs, filter/lint screens, knobs and dials, and clothing damage. For water heater: instantaneous/tankless water heater
  •  Emergency plumbing repairs are covered for the supply and waste piping only. Blockages that can be cleared with 100 feet of sewer machine cable from inside the home are covered.
    Not covered: No other plumbing system coverage is included. Optional coverage is available for swimming pools, spas and private water supply pumps (well pumps)
  • The electrical wiring, panels, switches and receptacles inside the home are covered.
    Not covered: lighting and other electrical fixtures, power vents, bathroom heaters and fans, telephone and other low voltage wiring, knob-and-tube wiring, code violations, issues with permits, and overloads caused by inadequate wiring capacity.
  • Minor roof leak repairs are covered up to $500.
    Not covered: gutters, downspouts and drains, roof mounted installations and leaks in decks or balconies.

Deductible
There is a $50 service fee/deductible for each breakdown.

OPTIONAL COVERAGE

  • Swimming pool and spa coverage – There is $2000 coverage on units up to 12 years old and $200 per year for units more than 12 years old. Coverage includes the circulation pump, pump controls, motor, filter tanks, heaters, gaskets, relays, impellers, back flush valves and plumbing lines running to and from the pool or spa.
    Not covered: plumbing encased in concrete or underground plumbing or electrical lines, liners, decks, ladders, diving boards, lights, code violations, structural defects, solar heaters, cleaning equipment including saltwater coordinators, pool sweeps, portable units and their respective components, pool/spa covers, skimmers, chlorinators ionizers, and any ancillary motors and pumps.
  • Private water supply pump coverage – There is $2000 coverage on units up to 12 years old and $200 per year for units more than 12 years old.  Coverage includes parts and components of the pump used for the interior water system of the main residence only. Not covered: pressure and storage tanks, wells and well casings, electrical wiring, controls, gauges and piping, conditions of inadequate water, deepening or re-drilling of wells.
  • Coverage is also available with the same limits for additional heating systems, air conditioning systems and appliances. 

PLUS PLAN – $20,000 TOTAL COVERAGE/YEAR

  • $5000/year for heating and air-conditioning systems as described above up to 12 years old, with $800/year for systems more than 12 years old.
  • $4000 for appliances and optional coverage items, with $400/year for appliances more than 12 years old.
  • $1000 for roof leaks.

PREMIUM PLAN – $30,000 TOTAL COVERAGE/YEAR

  •  $7500/year for heating and air-conditioning systems as described above up to 12 years old, with $1200/year for systems more than 12 years old.
  • $6000 for appliances and optional coverage items, with $600/year for appliances more than 12 years old.
  • $1500 for roof leaks.
